Flipping Homes in Today's Market

Investors are making money, even in today's market with so many foreclosures and short sales in fact this seems to be a fairly prime time for them to cash in.  There are a few ways to pick up homes and flip them for a profit.  Getting a home for the lowest price is by buying a home that has gone on the auction block usually at an attorney's office. These homes can be obtained with all cash offers only and once the purchase has been made there is no changing your mind. Also, these homes can usually only be seen in drive by situations and the buyer does not get to see the inside. More often than not these homes are in fairly bad disrepair.

You can still buy other foreclosed properties and short sales and make a profit and not have to purchase the home with all cash. These homes you can view and know better what you are getting into. Once you have acquired a home it is time to get the home ready to put back on the market. 

Generally you will need to add fresh paint to the entire interior of the home, neutral tones but not white is best. Most often fresh new carpet is necessary and tile if the home has none or it is not in good shape. Take a look at the kitchen, cabinets might need to be replaced, re-finished or possibly just cleaned up and maybe some hardware added to make them pop. Granite for the countertops is a must so if it does not already have it plan on adding it. 

Take a look and be sure you have nice newer fixtures and ceiling fans, possibly faucets and shower doors may need to be replaced or cleaned up to be crystal clear. Homes that are done to perfection tend to sell very quickly in this move in condition.

Once you have the home finished consider adding some decorative pieces or furniture to state the home for viewing. Having a realtor to give you some good advise on showcasing your home is a good idea as well as having this relationship with a realtor can help you in keeping selling costs down because they will give you a discount for selling multiple properties for you.

Some homes you may make a few thousand dollars on and some you may make several thousand dollars but quick turn around is key and making sure the house is in top condition to sell is how to make it happen.
